I am writing in regards to the information I have received about the awnings on the building that I own in the main street.

While I do agree, that as owners we take the utmost care that our buildings are safe, but to comply with these requirements set by this council is over the top to say the least.
I do have a Public Liability policy in place, ($20 million dollars) surely by including a coverage for awnings in this policy would cover the requirements needed to be protected by law.
Having had discussions with the engineers, they have said that the costs to carry out the inspections and/or to carry out any repairs are going to thousands of dollars plus the ongoing costs that will be enforced by council. This impost is going to have serious impacts, i.e. forcing rents up in an already struggling business environment – or closing businesses altogether.
The engineers have given me instructions that if costs are too great to repair awnings – “pull them down”. If this action was taken by all building owners, what would the streetscape of the main street of Wagga be like? Very demoralising and unattractive. Increasing costs to the shop holders along with increased electricity costs for cooling and heating, possible damage to stock, not forgetting the inconvenience to the public thoroughfare with no protection for the public in general.
I was also informed by this particular engineer that they would not sign off any five-year reports for any awnings, as they could also be held accountable.
If Wagga City Council needs the building owners to be pro-active on this issue, then please call a public forum so owners can put their views as well as listening to those of the engineers – as well as councils.
